Downsizing is something that we choose, but it can also be thrust upon us. Although some cherish the move, for many it is a very difficult experience.

The emotional bond we have to our property is what makes a house a home. That sense of the familiar, our favourite spots and comfy corners - a home is not just where we live, it’s our little haven, where we feel safe and warm.

Moving is therefore bound to provoke feelings of fear and insecurity, as well as an overwhelming belief that you may never feel ‘at home’ again. Let’s start with breaking some rules. Normally, we would advise not to start looking for a new home until you have sold your own, but downsizing brings out the rebel in us. We want you to see the possibilities out there, the delicious cottage with incredible period features; the modern apartments where everything you need is on your doorstep; landscaped gardens, incredible views - there really is so much on offer. On a more practical side your property will probably sell very quickly in today's fast moving market and the last thing we want you to feel is rushed when it does - a good idea of what you want in your next home is therefore helpful as early on as possible.

Knowing what your priority and reason for downsizing is will help us understand what you’re looking for. Yes, we may be selling your home, but we can also do the leg work to find you a new one, too. No need to panic if you’re not computer savvy, or worry that you’ll have to spend days peering at properties through estate agent windows. Let us be your eyes and ears; we will present you with a variety of options to get a feel for what is out there and if you do desire a retirement complex we can start the process of your search with agents in the area that we know and trust.

Don’t be a stuck in the mud either, keep an open mind. Just because you think you want a period property, doesn’t mean that you can’t look at alternative options and maybe a wildcard or too. Our clients - downsizers and upsizers alike - are often surprised by the final choice they make, after being adamant it’s not what they wanted. Whilst the search is on we will find a buyer for your property, one that will work to the beat of your drum. Should your property require a touch up or two to get it ready for sale, we will take on this burden, so all you have to focus on is the move itself.

One size doesn’t fit all

You know that what you have in your property now won’t fit into your new home, so it’s time to be practical. Are there any particular pieces of furniture you want to take with you? And if yes, will they fit? Don’t look at your whole house in one go, as it is easy to become overwhelmed by the task ahead; just take one room at a time.

One man’s junk is another’s treasure

Now we’re not insinuating that the items you are not taking with you are junk, but they could be treasure for another family. Major charities are always looking for furniture in good condition, and they will even collect it from your home for a small fee, or even free of charge. It’s not just furniture they'll take, but clothes, soft furnishings and home accessories too.

Under the hammer

You may want to try selling your items first, before donating. Retro furniture is on trend at the moment. If you have anything G-Plan get it on an auction site such as eBay - you may be surprised at the result. Recycling and upcycling of furniture is still popular, so don’t be afraid to give it a go.
